Florida Approves Four Home Insurance Rate Cuts: What Tampa Bay Buyers and Sellers Should Know

Florida approved homeowners-insurance rate decreases for four companies on September 24, 2026, affecting more than 62,000 policies statewide. The reductions range from 3.2% to 10.4% and take effect when eligible policies renew.

For Tampa Bay homebuyers and sellers, that is encouraging news—but it does not mean every homeowner will receive the headline percentage as a discount. The approvals apply to company rate filings, while the rate for an individual property may vary. The announcement also did not provide specific renewal dates for the four insurers.

The practical takeaway: treat renewal as an opportunity to review options, compare coverage and request property-specific prices rather than assuming your next bill will automatically fall.

Which Insurers Received Approval?

The Florida Office of Insurance Regulation approved the following decreases:

Together, the listed policy counts total 62,666. The two largest approved percentage reductions belong to One Alliance and Vyrd, but the outcome for a specific homeowner still depends on the individual policy.

These approvals are also part of a broader pattern. Since January 2024, 48 companies have filed for rate decreases and 53 have requested no change. Pending decrease requests range from 0.3% to 19.7%.

The 30-day average homeowners rate request was recently negative 4.8%, compared with negative 1.1% a year earlier. Insurance Commissioner Mike Yaworsky said the regulator plans to expedite its reviews.

“I expect to see more aggressive rate cuts in the near future and going into 2027,” Yaworsky said.

That statement describes an expectation, not a guarantee for every company or policyholder.

Why the Headline Cut May Not Match Your Renewal

An approved rate decrease and an individual renewal price are not the same thing. Florida regulators specifically note that rates for individual policies may vary.

The state’s market overview lists an average homeowners premium of $3,736, including wind coverage, in the admitted insurance market. However, that figure excludes Citizens Property Insurance Corp. and surplus lines carriers. It is a statewide market average—not a Tampa Bay quote or a promise of what any buyer will pay.

Timing matters, too. The four approved decreases apply at renewal, but no specific renewal effective dates were included in the announcement. Homeowners should therefore review the documents sent by their insurer rather than estimating a bill solely from the approved percentage.

Price should not be the only comparison. When reviewing alternatives, compare the coverage offered alongside the premium so that two quotes are evaluated on more than their bottom lines.

What Tampa Bay Homebuyers Can Do

Insurance costs can affect how comfortable a buyer feels with the full cost of owning a home. First-time buyers should seek property-specific information early instead of relying on statewide averages or a seller’s current bill.

A practical buyer checklist includes:

  • Request insurance quotes for the specific property under consideration.
  • Ask when the quoted price applies and whether it reflects current approved rates.
  • Compare coverage details as well as the total price.
  • Confirm whether wind coverage is included when comparing a quote with the state’s $3,736 admitted-market average.
  • Review more than one option when available.
  • Avoid assuming that a current owner’s insurance result will be identical for a new buyer.

The latest approvals may create more opportunities to compare, especially around renewal. A survey cited by the American Property Casualty Insurance Association found that nearly half of policyholders who shopped around secured a better price. That finding does not ensure that every shopper will save, but it supports checking alternatives.

What Tampa Bay Sellers Can Do

Sellers can prepare for insurance questions without suggesting that their own rate will transfer to a buyer. Organizing available property and policy information may help prospective buyers seek their own quotes earlier.

Before listing or while preparing for a sale, consider:

  • Keeping the current insurance and renewal documents accessible.
  • Knowing the current insurer and renewal timing.
  • Separating your personal premium experience from what a buyer may be quoted.
  • Encouraging buyers to obtain their own property-specific insurance information.
  • Avoiding claims that an approved company-wide decrease guarantees a particular savings amount.

If your own renewal is approaching, review it carefully. Citizens President Timothy Cerio advised homeowners receiving substantial renewal increases to compare their options in the private market.

Citizens had nearly 255,000 policies as of September 18, down from about 1.4 million in September 2023. Cerio projected approximately 248,000 policies by year-end, though he said the number could fall further.

Encouraging Data, but Homeowners Remain Cautious

Florida’s insurance indicators have improved in several reported measures. Florida was the only state with a homeowners-insurance rate decrease in 2025, according to an S&P Global report cited by regulators. Florida’s rates declined 0.92%, while the national weighted average increased 5.5%.

However, public confidence has not fully followed the reported improvement. A Florida homeowner poll summarized by Florida Trend found that a majority did not believe the property-insurance market was improving, and more than one-quarter believed it was getting worse. The same poll found that a majority considered addressing property insurance much more important than lowering property taxes.

Those views do not contradict the four approved decreases, but they show why buyers and sellers may remain cautious. Statewide trends can improve while individual renewal experiences still differ.
